SHB have advised LCA over several projects for including an expansion project on their overflow space of their main campus (130,000 Sqft.) rent review (67,000 Sqft.) on the main campus and a long-term strategy for the expansion across the country (Manchester and Birmingham). Due to SHB’s approach, we are able to proactively advise on all surveying matters to deal with any operational changes, expansion plans and mitigate any risk. We have a thorough understanding and proven track record of assisting a number of LCA’s partners through the planning process (change of use).
The client specialises in higher educational operations and the business cycle allows for 15 year leases and has seven teaching providers within the group. There is particular focus on the operational density of the buildings which allows for the most amount of students being able to occupy the space. This involves work with local authorities to stretch the fire strategy, increase sanitation as well as ventilation capabilities.
We have worked closely with Landlords and Boroughs to ensure that successful change of use applications are granted to D1 and F1a use classes.
