A rail company client sought to vacate their office building in London and needed an exit strategy. Advice was given, and a considerable reduction in the dilapidations settlement was negotiated compared with the Landlord’s initial claim. This protected the Tenant’s budget and allowed funds to be redirected towards their new premises.
Full Due Diligence was completed on the new building, with commentary on the suitability of the space, including spatial layout and building services. The survey highlighted key compliance and operational risks, such as inadequate ventilation for the planned occupancy. This informed negotiations with the Landlord to secure additional ventilation to satisfy Building Regulations requirements.
Spatial requirements were identified, and space-planning guidance for the fit-out was provided. Acting as the Employer’s Agent, the project was managed to oversee design development, Employer’s Requirements, tendering and site works for the Cat B fit-out. The project was delivered on programme and on budget, enabling the Tenant to move into the new office with no disruption to trading.
