As SHB specialise in the education sector we were instructed by the Elizabeth School of London to acquire a new space in East London.
The client required a space that was as financially efficient as possible, which could house the most amount of students in the lease amount of space. SHB’s analysis included fire safety, means of escape and accessibility to WCs. SHB negotiated and acquired a 12 year lease, in line with the buildings block date, for a fully fitted floor at HX1 & 2, Harbour Exchange, equating to 31,854 sq ft. During negotiations, SHB achieved a capital contribution of £10 PSF, plus a Service Charge cap. In addition, SHB achieved a total saving in excess of £3,400,000 across the course of the term.
